We think of what we do as a profession. The rigors of becoming a licensed appraiser have increased more than ever before. We have a great deal of responsibilities as appraisers, but our main duty is to our clients. Typically, for a normal residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Thereon, appraisers are typically restricted to only disclosing information to their clients, so as a homeowner, if you want a copy of the appraisal document, you normally have to request it via your lender instead of the appraiser.

Other obligations include accurate figures appropriate to the scope of the report, attaining and maintaining a respectable level of competency and education, and the appraiser must conduct him or herself as a professional.
